As you
maybe aware, prior to a building construction an Architect works
meticulously with a Fire Engineer to design the safety features that will
support the safe operation and evacuation of the premises. Customarily
this is dependent on the business activity the building is being designed
for, for example an office and warehouse facility.
Over time,
tenants and type of use changes. For instance, the warehouse may be
divided into smaller units or converted to offices.
Under these
circumstances an evacuation survey is essential to establish whether the
safety features will still be sufficient enough to assist an evacuation.
Any required changes to the building then need to be discussed with the
owner and/or tenant.
This
consultation should be carried out before any Fire Evacuation Scheme is
designed and implemented.
A sound
knowledge of the Building Code and the Acceptable Solutions is necessary
to perform such a survey.
Additionally, the Fire Service will execute a detailed Building Inspection
either during or after the Evacuation Scheme has been approved. Their
primary focus is whether a building follows the requirements of the
Building Code and the Acceptable Solutions as it relates to the Fire
Service Act 2005 and the Fire Safety and Evacuation of Buildings
Regulations 2006. Prior to the official inspection, Fire Evacuation
Specialists Ltd. conduct our own Evacuation Survey that will identify a
number of potential issues the Fire Service may want to discuss.
